Why You'll Love It

Location:  This property is located near the crest of Pigeon Mountain in Southeastern Oklahoma in a very remote and secluded wilderness type setting surrounded by miles of privately owned timberland.  The property is about 12 miles NW of the town of Wister, Oklahoma.  Wister Lake State Park is about a 16-mile drive.  Tulsa, Oklahoma is about a 1.5-hour drive and Dallas, Texas is 4 hours.  GPS Coordinates:  35.00959, -94.88688

Services:  Off-Grid Property:   Propane gas can be delivered from the nearby towns, surface water can typically be found within 250 feet of surface, this area of Oklahoma gets about 48 to 50 inches of rainfall per year so a water catchment system is very practical.  The cabin site has great south facing exposure to sunlight for a solar powered system.

Access:  This property has surveyed legal access by means of a natural gas lease road.  The road has a rocky base and provides all weather access to the property but a truck or vehicle with 4-wheel drive is recommended.  There is a set of locked metal gates at the edge of the property.

Water:  There is a large pond on the property that measures roughly 0.7 acre in surface area.  This pond will provide the new landowner with a great place to fish and also serves as a year round source of water for wildlife.  Average rainfall in this area is about 48 to 50 inches per year.  Additionally, there are a series of very unique waterfalls on the property that are in a deep canyon.  There is a year round hole of water in the creek that has some crystal clear water.  Pictures of the creek and water hole are provided.

Off-Grid Cabin:  There is an off-grid cabin that is currently being constructed that is included in the purchase price.  The cabin is a barn style structure roughly 12-foot-wide x 40-foot-long that will have a kitchen area, living room and sleeping quarters.  The cabin could easily be outfitted with a solar system by the new owners.  The current owner has cleared and leveled a spot that is currently used for camping.  The camp area has a very large outdoor fire pit and a bath house is being constructed and a couple of structures used for storage.

Land:  There are 210 surveyed acres of land which is mostly covered with a mature stand of timber that is native to Southeastern Oklahoma being primarily a diverse variety of oak trees with a few scattered native shortleaf pine trees.  There is a diverse variety of terrain on this property ranging from flat to gently sloping ridges to a very steep rocky canyon with a series of waterfalls.  The North property line has bar wire fencing and adjoins a cattle ranch that covers several thousand acres of land.

Internal Property Roads:  The current owner has constructed an impressive network of trails throughout the property which provide access to many hunting stands and food plot areas and makes retrieval of game easy work.

Food Plot, Deer Stands & Hog Traps:  The current owner has cleared an area on the North side of the property and has planted an impressive stand of cool season legumes planted for wildlife.  This food plot site is located on top of a hill top setting and the soil is a deep sandy loam type (see pictures provided).  Additionally, there are several hog traps, deer feeders and deer stands that convey with the sale of this property.

Area Description:  The surrounding area is 70% wooded hills and mountains with creek valleys between the mountains and hills in which are located small farms and ranches.  The area is sparsely settled with the majority of the land being wilderness type acreage heavily wooded.

Restrictions:  Roadway easements, minerals previously reserved, utility easements and certain restrictions preventing shacks being used as dwellings, junk vehicles abandoned on the land, activities deemed noxious or illegal all intended to protect property values and the peaceful use and enjoyment of the property.

Agents Comments:  Beautiful wooded and wilderness type property in a private and secluded location.  Excellent recreational property with a diverse variety of terrain and some unique features including a rock canyon with a series of waterfalls.  Excellent hunting for deer, squirrel, turkey, wild hogs, rabbit, quail and other game.  Scenic mountain and valley views.  A surveyed legal easement for access is rare for Southeastern Oklahoma mountain land.

Property TaxesTaxes are estimated to run about $200 per year.

Price:  $1,950 per acre or $409,500
