Services to Property:  This is off-grid property that operates independently from public utilities.  The following off-grid systems are in place and functional: 

  • Solar System: There are 1400 Watts of 12 volt solar panels feeding into a Victron charge controller that maintains 12 batteries. From the batteries 12 volts are feed into a RV electric panel that supply 12 volt power to the LED lights inside, the Amish built 12/24/120 refrigerator and the water pump also allowing the batteries to charge from the generator. The batteries also power a 4000 watt inverter that provides 4 circuits of 120 volt power.
  • Generator: A Predator 5000 watt dual fuel generator is included. The generator is only used for air conditioning and to top off batteries when there are several cloudy days in winter.
  • Water Catchment System: The water catchment system collects water from the main cabin roof with rain guttering. For every 1” of rainfall, the system collects about 300 gallons of water which feeds into a 1550 gallon holding tank.  A 12 volt water pump supplies water to the propane tank less hot water heater, shower, sinks and commode.
  • Septic System: The cabin has a conventional septic system with 1000 gallon concrete tank.
  • Propane: A full size stove, wall heater and tank less hot water heater operate on propane.  There are two small propane storage tanks.

Access to Property:  This property is accessed by means of a dirt logging road. There is a recorded easement.

Cabin:  There is a nice cabin on the property that is 14 feet wide x 36 feet long with 1 Bedroom, 1 Bathroom and kitchen area. The cabin has a wall mounted propane heater for a heat source and a window ac unit for air conditioning. All of the furniture and appliances are included in the list price.
