Off-Grid Type Property:
Access to Property: This property is accessed by traveling approximately 2 miles down a US Forest Service Road. There is a road from the US Forest Service road onto the property; however, there is a creek crossing that will need to be repaired.
Land: There are 160 acres of level to gently sloping land laying in the foothills of the Winding Stair Mountain Range. This land is located in a very remote and private wilderness type setting surrounded by miles of timbered land in the Ouachita National Forest. The terrain is level to gently sloping and the property is completely covered with an impressive stand of mature timber that is native to south eastern Oklahoma including a diverse variety of oaks, eastern red cedar, hickory, elm, dogwood, red bud as well as a scattering of mature saw log size native shortleaf pine. The current land owner has worked with the Oklahoma Forestry Service for many years to manage the native pine timber to improve the quality of the timber stand and also to enhance wildlife habitat and diversity. Two controlled burns have recently been conducted on the property with 3 to 4 year intervals. Additionally, there is an area measuring roughly 1.5 acres in size that has been cleared and levelled which would make a great wildlife food plot area.
Water: There is a very large pond on this property that provides a year round source of water for wildlife. Additionally, Woods Creek flows through this property which is a seasonal mountain stream with clear water.
Agent’s Comments: This unique property is an outdoorsman’s paradise and, in my opinion, this property can be classified as true “Investment Grade Recreational Property”. It is the ideal setting for a relaxing and peaceful weekend getaway from city life or even a full time residence to completely un-plug from society. This is a very unique recreational property that provides direct access to the 1.5 million acre Ouachita National Forest with hunting, horseback riding, hiking, ATV riding, camping and fishing. There are several great cabin building locations on this property with a beautiful view of the Winding Stair Mountain Range to the South.
