Land: There are 40 acres (more or less) of land covered with an impressive stand of mature timber that is native to southeastern Oklahoma including a diverse variety of oak trees, eastern red cedar, sweet gum, sycamore, elm, red bud and dog wood. The property contains a nice scattering of saw log size native shortleaf pine timber. Topography varies from flat to gently sloping land along the south side of the property with some nice flat elevated ridges on the North side of the property which offer a 180-degree panoramic view of the Kiamichi River Valley and Kiamichi Mountains to the south. The land fronts the 1.5 million acre Ouachita National Forest area on the East, North and West property lines which offers public hunting opportunities for whitetail deer, black bear, eastern wild turkey, wild hogs and several small game species. The Ouachita National Forest Area offers great hiking, horseback riding and off-grid camping opportunities in some beautiful and un-touched wilderness areas. The Upper Kiamichi Wilderness Area and the Blackfork Wilderness Area are just a few miles from the property. There is a seasonal stream that meanders through the property and also a natural spring which is shown in the advertisement pictures. There is an existing logging road that runs South to North through the property.
Agent’s Comments: Land with frontage to the Ouachita National Forest is limited in supply. It is even harder to find this type land with legal all weather access with utilities running for ¼ mile along the South property line. This land lays within close proximity to established ATV and hiking trails. In my opinion, this property checks all the boxes. The land is well suited for division and construction of weekend rental cabins or a nice full time development. Located in one of the last undisturbed pristine wilderness settings.
