Location:  This property is located on the West side of the Poteau Mountain Range in Southeast Oklahoma in a very remote and secluded wilderness type setting surrounded by miles of privately owned timberland.  The property is about 3.5 miles Northeast of the city of Heavener, OK and 20 miles southwest of the city of Fort Smith, Arkansas.   Oklahoma City is about a 4 hr drive and Dallas; Texas is about a 4 hour drive.

Services to Property:  Off-Grid Systems to include the following:

• Water:  There is a 250 gallon poly water storage tank that stores rain water collected from one side of the cabin roof.  The system is designed with a gravity inlet separation system and 12V pressurizing pump. The annual rainfall for this area of South-eastern Oklahoma is roughly 50 inches per year so a rainwater collection system is very practical.  1” of rainfall will capture roughly 262 gallons of water. Also it is worth noting that the rain water collection system has been designed to be expandable in the future.
• Septic:  The cabin has a conventional septic system.
• Propane Gas:  The cabin stove and hot water heater are plumbed for propane gas, which can be purchased in the nearby towns.
• Electricity:  The cabin has a 100W solar panel, 1500W Dakota Lithium 12V 100Ah battery, 1500W pure sinewave inverter and a Dakota Lithium dashboard solar charge controller.  Also, the solar system can be easily expanded if desired by the new owners.
• Back-up Generator:  There is a Predator gasoline powered 4550 Watt generator/inverter.
• Mini-Split System:  There is a 12,000 Btu/hr mini-split system with one head in the cabin. 

Access to Property:  This property is accessed by means of a dirt logging road with a rocky base. 

Cabin:  There is a newly constructed cabin on the property that has roughly 16 feet wide x 20 feet long with 1 Bedroom/1 Bathroom/Sleeping Loft and Kitchen/Living Room.  The cabin was designed to be virtually maintenance free with the metal roofing, smart siding and treated wood porch boards.  The cabin has a pier and beam foundation and energy efficient vinyl double pane windows throughout.  The interior walls and ceiling of the cabin are finished out with rustic tongue and groove pine and knotty pine doors. 

Land:  There are 5 acres (m/l) of land surrounding the cabin that is completely covered with a young stand of improved genetic pine timber.  The land is gently sloping with the cabin sitting on the North side of the property at the highest elevation.  There is a nice mountain view to the South that can be seen if a few trees are removed.

NOTE:  Additional adjoining acreage is available for purchase, if a buyer wants more property.  There is an adjoining 5 acre tract south of the cabin that can be purchased for $20k and also a 10 acre tract East of the cabin that can be purchased for $35k.
